Castellón New-Build Overview: What Foreign Buyers Can Get for Under €300,000

A practical comparison of current developments, prices and amenities for buyers looking beyond Valencia and the Costa Blanca

Castellón de la Plana rarely gets the same attention from overseas property buyers as Valencia, Alicante or the better-known Costa Blanca resorts.

That may be precisely why it is worth looking at.

For buyers who want a newly built apartment in a real Spanish city rather than a holiday development, Castellón currently offers something that is becoming increasingly difficult to find elsewhere on the Mediterranean coast: modern 1-, 2- and 3-bedroom homes, often with terraces, pools and energy-efficient specifications, without immediately moving into the €350,000–€500,000 price bracket.

The difference is visible in the wider market too. In September 2026, average asking prices across Castellón de la Plana were around €1,620 per m², compared with roughly €3,362 per m² in Valencia and €2,565 per m² in Alicante. These are city-wide figures rather than direct new-build comparisons, but they illustrate the considerable price gap between the three markets.

Castellón is also not an isolated coastal resort. It is a provincial capital with hospitals, schools, shopping centres, a university and year-round services. The maritime district of El Grao is around four kilometres from the city centre, with the beaches of El Pinar, Gurugú and Serradal extending north towards Benicàssim and offering a Mediterranean setting comparable to many popular Costa Blanca beaches. Castellón station also sits on the C6 commuter line to Valencia as well as regional and long-distance rail routes.

So what does the current new-build market actually offer?

Vía Park 25: the clearest entry point

For buyers trying to keep the total purchase price relatively low, Vía Park 25 is one of the most straightforward options in the current market.

The development on Gran Vía Tàrrega Monteblanco offers 1-, 2- and 3-bedroom apartments. Current prices start at €176,000 for a compact one-bedroom home of approximately 44 m². A storage room is included, while parking for this typology is optional.

The step up to a two-bedroom apartment is relatively modest: current pricing starts around €221,000, with approximately 74–77 m² of built area, 2 bathrooms, a terrace, parking and storage included. 3-bedroom homes start around €254,000 and offer approximately 87 m².

The communal offer is simple rather than resort-style: a rooftop swimming pool and solarium. Inside, homes include fitted kitchens, ducted heating and air conditioning, aerothermal hot water, double glazing and built-in wardrobes.

Best suited to: buyers who care more about purchase price, an efficient layout and practical city living than extensive communal facilities.

Expected completion is currently listed for September 2028.

Edificio Prisma: a stronger balance of space and amenities

A few kilometres across the city, Edificio Prisma takes a slightly different approach.

There are no one-bedroom units here. The project focuses on larger 2- and 3-bedroom homes, but compensates with substantially more communal space.

Current public availability starts at around €224,000 for 2-bedroom apartments, while 3-bedroom homes are currently available from roughly €262,000. Parking and a storage room are included.

The main attraction is upstairs. The rooftop includes a swimming pool, two jacuzzis, solarium, landscaped chill-out spaces and a barbecue area. Apartments also come with terraces, fitted kitchens, integrated appliances, ducted climate control and aerothermal hot water.

For a foreign buyer comparing Spain remotely, Prisma is interesting because the proposition is fairly easy to understand: urban location, parking included, outdoor space and useful communal facilities without moving into luxury-development pricing.

Best suited to: couples, families and second-home buyers who want more than a basic apartment building but do not need a full resort complex.

Completion is expected in late 2027.

Edificio Sol 2: the most complete communal facilities

If amenities matter more, Edificio Sol 2 has the most extensive communal offer of the four developments in this comparison.

Located on Avenida Villarreal, the development offers 2- and 3-bedroom homes. Current public availability for 2-bedroom apartments begins at around €233,000, with storage included and parking available separately for approximately €15,000.

The difference is what comes with the building.

Residents have access to adult and children’s swimming pools, two spa jacuzzis, a gym, paddle court, social club, children’s play areas and even a dedicated pet corner. Block 2 also has a rooftop chill-out and barbecue area with a solarium.

The specification includes fitted kitchens, ducted heating and cooling, aerothermal hot water and an A energy rating. Completion is scheduled for October 2027.

For someone planning to live in Castellón year-round, these facilities arguably make more sense than they would in a purely seasonal development: the gym, social areas and children’s spaces can actually become part of everyday life.

Best suited to: families and buyers who want the facilities of a larger residential complex without paying coastal-resort prices.

Duch 94: more residential, with larger family formats

Duch 94, in the Sensal area, is perhaps the most residential of the four.

The project includes apartments as well as ground-floor duplex homes with private gardens. Earlier releases included compact one-bedroom properties, but current public availability is now concentrated mainly on 2- and 3-bedroom homes, with asking prices from around €235,000.

Standard apartments have terraces and access to landscaped communal areas, a rooftop swimming pool and solarium. Larger 3-bedroom homes offer roughly 89–103 m², while the duplexes provide a more house-like layout over two floors, with private garden terraces and up to around 110 m² of internal space.

That makes Duch 94 particularly relevant for buyers who would normally look for a townhouse but want to remain within an urban apartment development.

The Sensal location is also part of the appeal. It is a newer residential area with parks and everyday infrastructure rather than a tourist district, making the project easier to imagine as a permanent home.

Best suited to: families, permanent residents and buyers looking for larger outdoor space without moving to a detached property.

Is Castellón actually a good alternative to Valencia?

That depends on what you are buying for.

If the priority is international connectivity, a large expat community or the depth of restaurants, culture and employment offered by a major metropolitan city, Castellón is not a cheaper version of Valencia. They are different markets.

But that distinction can work in Castellón’s favour.

A buyer with a €220,000–€280,000 budget may find it increasingly difficult to buy a spacious new-build apartment with a terrace, parking and communal pool in Valencia city. In Castellón, that budget still opens the door to several competing developments and, in some cases, three-bedroom family homes.

The trade-off is a smaller city and less international visibility. The gain is considerably more property for the budget.

For buyers working remotely, relocating within Spain, purchasing a second home for longer stays or simply looking beyond the most heavily marketed Mediterranean locations, Castellón deserves to be on the shortlist rather than treated as an afterthought.

And unlike many low-cost coastal markets, it offers something particularly valuable for a foreign buyer: a property that can function as a normal home all year round, not only during the summer.

FAQ: New-Build vs Resale Property in Valencia

Yes. Foreign buyers can purchase new-build property in Spain whether they are residents or non-residents. You will normally need an NIE number to complete the purchase, and non-resident buyers should also plan for the additional documentation required for banking, taxes and the final signing.

Current new-build options in Castellón de la Plana start at around €176,000 for a one-bedroom apartment. Two-bedroom homes in the developments reviewed here generally start from around €220,000–€235,000, while three-bedroom apartments can still be found below €300,000.
Prices and availability change as individual units are reserved.

Generally, yes. Castellón currently offers a noticeably lower entry point than Valencia, particularly for buyers looking for two- or three-bedroom homes with terraces, parking and communal facilities.

However, the two cities should not be compared on price alone. Valencia has a much larger metropolitan area, stronger international connectivity and a broader employment and lifestyle market.

Among the developments covered in this overview, Vía Park 25 currently has the lowest entry price, with one-bedroom apartments starting from approximately €176,000.

For two-bedroom homes, several projects sit within a relatively narrow €220,000–€240,000 range, so facilities, location and included parking become important points of comparison.

Yes. All four developments reviewed in this article include communal swimming pools.

Some offer considerably more than this. Edificio Prisma includes rooftop jacuzzis and barbecue areas, while Edificio Sol 2 has a gym, paddle court, spa facilities, children’s areas and a pet corner.

Yes. Castellón de la Plana is a provincial capital rather than a seasonal resort. It has hospitals, schools, a university, shopping centres, public transport and everyday services operating throughout the year.

This makes it particularly relevant for buyers considering permanent relocation, remote working or longer stays in Spain.

It can be, particularly for buyers who want access to Mediterranean beaches without paying the premiums found in better-known parts of Valencia and Alicante.

Castellón also offers a more urban, year-round environment than many traditional holiday destinations, which may suit buyers who expect to spend several months a year in Spain.

Yes. Spanish banks provide mortgages to both resident and non-resident foreign buyers, although lending conditions can differ depending on residency, income, country of employment and financial profile.

With off-plan property, it is especially important to understand that part of the purchase price is normally paid to the developer before the mortgage is signed at completion.
